Q: What is the difference between an asphalt overlay and a full replacement?

An asphalt overlay is a cost-effective resurfacing method where a fresh layer of hot-mix asphalt is applied directly over an existing pavement surface. This is an ideal solution if the underlying stone base is structurally sound but the surface has cracks or potholes. A full replacement requires completely digging up the old asphalt and base layer, which is only necessary if the foundation has suffered severe structural failure or deep water damage.

 

Q: How often should commercial parking lots and driveways be seal coated?

To maximize the lifespan of your pavement, professional seal coating should be applied every three to five years. Seal coating acts as a protective barrier against water infiltration, oil spills, and UV rays that cause asphalt to oxidize and become brittle. For new asphalt installations, we recommend letting the pavement cure for a full 12 months before applying the first seal coat.

Q: Why is crack sealing considered the most critical preventative maintenance?

Water is the number one enemy of asphalt. When surface cracks are left open, water seeps beneath the pavement and softens the underlying stone base, leading to severe potholes and shifting. Hot-pour rubberized crack sealing stops water infiltration immediately, preventing minor surface cracks from turning into massive, expensive edge failures during freeze-and-thaw cycles.

Q: What is a chip and seal application, and when should it be used?

Chip and seal (or chip sealing) is a highly durable, cost-effective surface treatment typically used for rural roads, county highways, and expansive private driveways. It involves spraying a layer of liquid asphalt emulsion over the road followed immediately by a layer of crushed aggregate chips, which are rolled into place. It provides excellent skid resistance and waterproof protection at a significantly lower cost than traditional hot-mix asphalt overlays.
